Airbnb Rental Employment Contract Generator

This Employment Contract is between the Employer, a short-term rental management company operating furnished properties on Airbnb and other booking platforms, and the Employee. The business manages turnover cleaning, guest communication, property maintenance, and listing optimization across a portfolio of rental units, requiring reliable staff who can maintain hospitality standards without on-site supervision.

Employment is permanent from the Start Date under applicable employment law. This agreement constitutes the complete terms of the engagement.

Short-term rental management involves tight turnaround windows between guest checkouts and check-ins (often same-day), maintaining properties to five-star review standards, managing smart locks and access codes, and coordinating with cleaning and maintenance teams across multiple locations. The Employee accepts the dynamic nature of this work.

Probation runs for three months. The Employer assesses the Employee's reliability in meeting turnover deadlines, cleaning quality against the company's inspection checklist, guest communication professionalism through the messaging platforms, and ability to coordinate maintenance issues across multiple properties without delays.

Statutory notice applies during probation. A review at six weeks evaluates the Employee's property inspection scores, guest review ratings attributable to their properties, same-day turnaround success rate, and accuracy in inventory restocking (linens, toiletries, welcome packs).

Permanent employment follows satisfactory probation. Extension may apply if the Employee has not yet managed a peak booking season or requires further training on dynamic pricing tools and platform-specific review response protocols.
