Making a reservation or staying at our bed and breakfast means you accept these terms. They cover room bookings, meal service, facilities use, and everything else about your stay.

We operate a boutique accommodation offering guest rooms, breakfast service, and hospitality in a residential or heritage property setting. Our rooms are individually decorated and may include en-suite or shared bathroom facilities, common areas, gardens, and parking as described in our room listings.

Reservations are confirmed upon receipt of a deposit or valid credit card guarantee as specified during booking. Cancellation and modification policies vary by room type and rate plan and are communicated at the time of reservation.

As a small property, we maintain a quiet, relaxed atmosphere. House rules regarding noise, guest conduct, smoking, and pet policies are posted at the property and on our website. All guests are expected to respect these rules and to treat the property, furnishings, and other guests with consideration.

Accommodation includes a furnished guest room with bed linens, towels, toiletries, and Wi-Fi access for the duration of your stay. Check-in and check-out times are posted on our website and confirmed in your booking. Early check-in or late check-out may be available on request, subject to availability.

Breakfast is included with every stay and served during published hours in our dining room or garden. Our menu features freshly prepared dishes using local and seasonal ingredients. Dietary requirements (vegetarian, vegan, gluten-free, allergies) should be communicated at the time of booking or at least 24 hours before arrival.

Common areas including the lounge, library, garden, and any outdoor seating are available to all guests during their stay. The property may also offer bicycles, board games, local maps and guides, and recommendations for nearby restaurants, activities, and attractions.

We may offer add-on experiences such as afternoon tea, picnic hampers, wine tastings, or guided tours in partnership with local providers. These are booked and paid separately, and the partner's own terms apply to those experiences.
