Introduction and Acceptance

We hold all required licenses and carry public liability, employer's liability, contractor's all-risks, and professional indemnity insurance.
Each project has its own contract detailing scope, specifications, drawings, materials, timeline, payment milestones, and performance guarantees. If that contract conflicts with these general terms, the project contract prevails.
Construction involves noise, dust, vibration, utility disruption, and heavy machinery. We implement site-specific health and safety plans per applicable construction safety regulations and provide all necessary PPE for our workers and subcontractors.
Scope of Services
We deliver projects end-to-end: from pre-construction planning (site assessment, feasibility, cost estimation, permitting) through construction (foundations, framing, roofing, cladding, MEP systems, finishing trades) to practical completion and defects liability.
We manage all material procurement, coordinate subcontractors, and conduct quality inspections at each milestone.
Variations are documented in written variation orders specifying the change, cost and timeline impact, and your written approval. We do not proceed with variations until signed. Verbal on-site requests are undertaken at your risk.
After practical completion, we provide a defects liability period (6-12 months) where we fix workmanship or material defects at our cost. Notify us in writing. Defects from your misuse, third-party modifications, or normal wear are excluded.
Acceptable Use
Provide clear site access and maintain agreed conditions throughout the project. Unauthorized interference with work, materials, or equipment may void warranties. You are responsible for planning permissions and building regulation approvals unless explicitly assigned to us in the contract.
Intellectual Property
Design drawings, construction methods, and proprietary building systems we develop are our IP unless the contract transfers rights. You get a maintenance and management license for project-specific drawings.
Limitation of Liability and Indemnities
Our total liability is capped at the project contract value. We are not liable for delays from your late decisions or approvals, damage from subsequent work by others, or design deficiencies in drawings your independent architect or engineer prepared.
